South Kingstown Roofs: Village Centers, Back Roads and Beach Houses

South Kingstown is really a set of villages, and locals tend to use those names. Wakefield, along the Saugatucket River, is the town’s business center. Next door, Peace Dale grew up as a mill village, and many of its older homes date from those mill days. Up the hill, Kingston is home to the University of Rhode Island, with historic houses near the village center and plenty of rentals around it.

West of Route 1, places like West Kingston, Perryville and Tuckertown stay rural, with winding roads, farms and woods. Homes there tend to sit on bigger, tree-covered lots, which means shade, moss, wet leaves in the valleys and the occasional limb coming down in a storm.

Then there’s the shore. Matunuck, East Matunuck, Snug Harbor and Green Hill sit along the salt ponds and Block Island Sound, and some of those neighborhoods began as seasonal cottage communities. Homes facing open water get hit by southerly storms and constant salt air. That’s tough on shingle edges, ridge caps and any exposed metal on the roof.

Beach houses also tend to sit empty for stretches, so a small leak can go unnoticed for weeks. If you own a seasonal or rental home near the shore, a quick look at the roof after a big storm can save you from finding a stained ceiling in May.
