Roofing in Warwick

Warwick Roofs: 39 Miles of Coastline and More Than 30 Villages

Ask someone in Warwick where they live and you’ll probably hear a village name, not the city. Warwick has more than 30 of them, and the houses change a lot from one to the next. Pawtuxet Village, shared with Cranston, is a historic district with tree-lined streets of colonial-era homes. Apponaug, the old seaport and mill village on Apponaug Cove, is home to City Hall and has been a historic district since 1993.

Much of the rest of the city filled in with capes, ranches, raised ranches and colonials in neighborhoods like Norwood, Lakewood, Hoxie and Governor Francis Farms. Many of those homes are on their second or third roof by now. On a lot of them the question isn’t whether the shingles look tired. It’s whether the decking, vents and flashing underneath are still sound.

Then there’s the water. The city’s whole eastern edge faces the Providence River and Narragansett Bay, and Warwick Neck and Potowomut wrap around Greenwich Bay. All told, the city counts about 39 miles of coastline. Shore neighborhoods like Conimicut, Oakland Beach, Buttonwoods and Warwick Neck catch wind straight off the water. Some of those homes began as summer cottages and were later winterized, so their roof framing and ventilation can be a mixed bag.

That exposure is why storm damage is a big part of roofing in Warwick. After a nor’easter or a tropical storm, the first things to go are usually shingles on the windward side, ridge caps and loose flashing. Catching them quickly keeps a small repair from turning into wet insulation and stained ceilings.

Local roof problems

What We Watch For on Warwick Roofs

Every roof is different, but these come up again and again in Warwick.

🌊

Shore wind and salt

Conimicut, Oakland Beach, Buttonwoods and Warwick Neck take wind and salt air straight off the bay.

🏡

Mid-century capes and ranches

Second and third roofs, low-slope sections and older venting on the city’s postwar neighborhoods.

🏚️

Converted summer cottages

Shore homes that started as seasonal cottages can have uneven framing and little attic ventilation.

🏛️

Historic villages

Older roofs and masonry chimneys in Pawtuxet and Apponaug need careful flashing work.

Do you serve every part of Warwick?

Yes, all of it, from Pawtuxet and Gaspee down to Warwick Neck, Cowesett and Potowomut.

My house near the water lost shingles in a storm. What should I do?

If water is coming in, cover what you safely can from inside and keep photos of the damage. Then request a quote and tell us it’s storm damage. We’ll look at the roof and give you our own estimate, which you can share with your insurance company. We’re roofers, not public adjusters.

Do I need a permit to replace my roof in Warwick?

A full roof replacement usually needs a building permit in Rhode Island, and Warwick is no exception. Ask us about your address when you request a quote.

Can you work on an old summer cottage that’s now year-round?

Yes. Converted cottages often need extra attention to the decking and attic ventilation, and we’ll tell you what we find before recommending a repair or a replacement.
